Has anyone purchased a House Smart home (Oakwood)? We did and now we are having all kinds of problems.

There is a long list starting from the time we signed the papers in May 2001 to not receiving our home in July but in November instead. Then in December receiving the title with Oakwood Acceptance Corp listed as lien holder when we never signed anything with them. Then in January I went to the abstract company to check on other things and ask about our closing and was told "The mortage company cancelled it" (company whom HS got for us) We were not notified of this at all. We then got another mortage company and after much searching, found that the 2 lien holders that should have been listed were not on the title, but the 1st mortgage company had a lien on it and we had never signed anything with them yet. (We got our loans through SBA and a bank) . That is just the start. We now have to pay for an appraisal and abstract , etc all over again. We still have not closed due to the incorrect liens on the title. Then there is the warranty work, several phone jacks don't work though they have sent several people out to repair even a private company, tv cable hookup do not work, cracks in walls everwhere, can see boards in ceiling if light is right, dish washer cover bent, electrical outlets work fast then slow then night lights blink, 3 inches of water sits under it now, insulation all wet, floor withs tile is dirty looking with a substance possibly used to hold tile down and nail heads showing up, there are and have been several things they have fixed after much phoning and several bitch sessions. After several attempts and waiting on them to call me back I called Friday and told them I was having a federal inspector in about a month come look and they called right back and stated they were working on getting the phone jacks and cable corrected and they ask me did we have a realible person who can repair the cracks in our area. Also we have a huge box of long bolts and washer in our closet. Are they extras or some that didnt get installed? This thing with our house has me totally stressed out and we wish we had never purchased from them. I am at my wits end, do not know where to turn to that does not take forever to get someone to aide me in getting these problems corrected.

Do you have to keep this home? What are the laws in your state? I am in my second MH & have never heard of this kind of mess. (First was a 1990 & now have a 1994- bigger). I would have never accepted the delivery that late, would have gone to a different dealer. I would call the state title department & complain about the title mess. How about the states attorney? I suggest you have the state inspector people & the consumer protection people come out. - How about the state manufactured home association in your area? There is a national manufactured home association on the internet, use a search engion & try them.

I do not know anything about House Smart but I am not at all surprised at the problems that you have had. We ordered April 24 2002, home was delivered May 7 2002. We too had wet carpet, one bath not hooked up for a month. Our biggest problem has been getting a safe, straight, level ramp for my husband as promised. Last week a Mr Campbell agreed to completely remove the present porch and ramp and return our $1,000.00 so we can hire a REAL CARPENTER, not a A1 JERK who did not know what a level or square were to be used for. I hope you can get some help with your problems. We had tried Better Business Bureau to no avail, next was the WV Attorney General.
