Legacy Housing Ltd.

I bought a new Legacy double wide in late 2008 to replace the one destroyed by hurricane Ike. Almost immediately, i began discovering structural problems. It started with humps in the floors, and has progressed to bowed walls, siding cracks, and now black mold growing in the walls where the cracks let in rain water.Legacy has been ordered by TDHCA several times to fix these issues and even been fined for failure to comply. They have made a couple of half hearted attempts that have failed but do not seem to be interested in truly resolving the problems. TDHCA does not appear to be able (or willing) to enforce its rulings. I can't speak for anyone else, but no matter what happens from here on in, Legacy will never sell me anything else.

Click thru to MobileHomeOwners.org where you will find a listing of the mobile home owners associations for each state. Call the association nearest you. The will be the most knowledgeable on the remedies available under your local or state law.

We also bought a new Legacy from them Jan. 2011 with problems and I filed with TDH and Legacy. So far they have fixed and replaced the back and front door and tons of other problems, especially TRIM. After I filed the complaint and they began to fix it we get a letter from a lawyer that he would represent us if they do not take care of it. So far we don't need a lawyer, but we will not be buying my daughter's mobile home from Legacy.

All new structures, homes or commercial, site or factory built have problems and require adjustments, replacements and/or touch up work. A home has complex mechanical systems that inevitably require some attention when put into use, because most homes have no water septic or electric hooked to them, and manufactured homes are not truly level or plumb 'till they are made ready for move-in.

As a manufactured home rolls towards its destination there are often bumps and dips in the roadway that will cause the home to rack. With out that flexibility the structure would be over rigid which would lead to cracks and breaks. Trim has NO STRUCTURAL VALUE. It just makes the home look finished. Yet, if the trim is not hanging right it can make the home look "broken", and be very aggravating.

New homes are an integral part of our American Dream. Mechanical difficulties as we realize that dream can be very distressing. From your posts here it sounds like the dealer and builder have been reasonable and cooperative in making corrections. Give you new home a chance. Once you get past the stress of "break-in" phase you will slowly start to love it again, just as you did the day you decided to invest in it.
