Looking for your advise.
I don't live in Mobil home but I own it. It is in Bellflower, CA. Management changed in 2 years and I found out they cheating on my bills. With new management I don't have no rent agreement, I don't know their rules. But still pay everything in time. City doesn't have rent control and just in 2007 they up rent in 1 year 2 times 25.5%, which is $125.
No improvements in the park, many tenants left, park management putted their RVs.
55+ changed for family. They put one meter, we don't have no more accounts with utility companies. All this news I started to know now because there was no notices about that. I was shoked about all this changes. It is a lot of bills to pay.
So, I decided to sale it. 6 month I cann't sell this mobil home. A lot of buyers there but nobody don't buy. And just recently I found out that park management rejecting all new applicant. I called supervisor of the park. He told me no we give for everybody applications. But it is a lie. I asked him to fax it to me.
Now this month I started not to pay a rent. And I will file complain. But really I don't know what is gonna be next. May be somebody had the same situation. Can you share? And what to do next and what kind of actionI will expect from park management? Why he is acting like this. Any comments, please.

California has some of the strongest laws in the country to protect mobile home owners. The Mobilehome Residency Law (MRL) is basically the landlord-tenant law for mobilehome parks.

The purchase, sale, financing, titling and registration of manufactured homes and mobilehomes.

Manufactured home unlawful or unfair sales practices by dealers or salespersons, some private parties, escrow companies, and unlicensed persons.

Mobilehome Residency Law copies and information only on where to obtain assistance for lease, management, or rent disputes.
Manufactured home owner title, registration, fees, alteration, repair, and sales information.
Compensation for certain mobilehome and manufactured home sales for warranty, fraud and misrepresentations.
They recommend the use of their online Comment Form for correspondence with the department.
