For Sale By Owner
I am considering putting my mobile home up for sale by owner but am not sure of the process when an offer is made. Is it my responsibility to contract an escrow company, the possible buyer, etc. Any help will be greatly appreciated. I have a small mortgage and this home is on leased land. Thank you.

The more you take control of your sale the more likely you will complete it. When you are selling a home the buyer has a lot of emotion involved and is often sub-consciously looking for a way out. Physiologists call this buyers remorse. The buyer wants the home but hates to give up his money. We all want our cake and to eat it too... Professional home sales people see this over and over and over and know that the deal is not done 'till the buyers money is captured and all the paper work is completed.
There are many steps after the buyer tells you that he wants to buy. Take control over as much of the process as you can and your chances of crossing the finish line will increase dramatically.
This is not to say that you have to pay for the all the closing costs. In different parts of the country it is customary for buyer and seller to pay for different costs of closing the sale. Contact a few escrow companies before you put your home on the market and uncover ALL possible costs of the transfer and what is customary in your area.
Closing costs are always negotiable. In the current market it is probably not a bad idea to include these costs in your sales price and add as little as possible to the price after the initial buyer commitment. Itemize all the costs when you present your initial price and Dont present your buyer with any excuse to back away from your deal.
