I am considering moving from an apartment into a manufactured home. My rent is currently 675 for a 2 bed 2 bath apartment about 950 sq feet. The local park I am looking at sells Redman homes. The lot rent is about 280 and I would like to lower my monthly housing payment obviously. This means if I want to max out at about 600 per month with both lot rent and mortage, then I am looking at 320 max on the mortage. I am wondering if anyone would know roughly what size home I could get for this kind of payment. I was hoping to be able to get at least a 3 bedroom 2 bath home of at least 1200 sq feet. ALso can anyone tell me if Redman is a quality home. Thanks for your time.

Tall order...$320 per month is about $32,000 for 20 years @ 10.5%,,,If the doubles are more than that you would have to make up the difference in down payment to achieve your goal....Remember the house payment part will be fixed but the park rent will go up....I do not see your budget for taxes and insurance... about $110/ mo in most parts of the country...
This payment with a small down would buy you a decent single wide home at about 1100 sq feet...Could be 2 or 3 bedrooms..You might want to visit the bookstore here and buy the books by John Grissim. Also you might want to investigate used homes for sale in the park.....There may even be some listed here in the MLS of manufactured homes...

Thank you Mr. Murray for the info. I am still on the fence as to what to do. Assuming that I proceed with this route how would you roughly compare quality on Redmand and Clayton and Palm Harbor.

The Redman and Clayton are similar in most parts of the country...All three of the manufacturers you mention have many plants each and specs are different for each plant...In most parts of the country the Palm Harbor is far and away the best of the three...Of course it costs more as well......Redman is owned by Champion Home Builders the 2nd largest in the industry...Clayton IS the largest in the industry.All three of these are strong enough to make it through these hard times and be around to take care of warranty if needed..Again..you should consider
