Help! My son is 22 & about to buy his first mobile home. He is looking at a Clayton Home. Is this a quality home? If not, please recommend one, reasonably priced. We live in South Carolina. Thanks!

Clayton Homes is the Biggest of them all...They own many different manufacturers and sell many of their homes in Clayton stores..Most of their homes are middle-line basic quality. There would be many others at least as good and many much better..They price most homes in the low middle price ranges..If he is buying from a Clayton owned store..They WILL finance him through the company owned Vanderbilt Mortgage and sell him about 5 years worth of insurance through the company owned insurance company. If he is putting it on his own land they will have a lien on it..At his age they are likely to ask for you to co-sign with him. Vanderbilt is the largest lender in the industry. They are very skilled at keeping their late customers at a minimum. He should visit this website and the bookstore here. The best buyers guides in the industry are available here..These books could easily save him tens of thousands of dollars and tons of heartache..If you could slow him down a little these books would be a great gift from a worried mom.

You are right to worry...Kids his age have no idea how much pain or cost they can incur...They will believe anything the salesperson says and do not understand all should be in writing. .They have NO idea of the math of a 30 year mortgage....They do not understand that buying a home is NOT at all like any other purchase he will ever make..Worse most his age...feel they are adults and do not value advice from you, me, or any book...Good luck...
