tucson communities

I've searched posts here but wanted to ask for updates and info. New to Tucson, having owned a mobile home in NH in a very nice park. Now looking at parks in Tucson (prefer parks vs. private land for convenience and relative low initial outlay) and outlaying areas (Oro Valley, Marana, etc.). I'm finding a lot of less desireable parks in Tucson, although there are 2-3 so far I'd consider.

Would appreciate discreet reviews on areas or parks to steer clear of, or good recommendations of parks or owner-owned communities (co-ops, etc). I definitely do not want a park that rents homes; I may be a snob but feel owner-only parks keep to a higher standard. Also, I'm eligible for over-55 and am leaning in that direction although not ruling out a good park even if it isn't age qualified.
