I'am a new park owner. I would like to change the community rules some of them anyway. Is there anybody out there that assists in doing this to put them in a nice presentation format and making sure that you cover all the bases????

I'm sure Chrissy will have some good ideas for developing a nice presentation for rules. When we re did our community rules we did it with a small group of tenants which including two members of the tenants' association. For presentation purposes and to ensure we covered off all areas of importance we worked with copies of rules from three other communities. Seeing what others use helped us alot.

Barbie suggestion is good. Looking to see what other communities are doing will give you a feel for the general culture of the area and the lifestyles that are offered. You can then decide how much like them you want to be. Calling your state association can also provide you with an opportunity to get valuable input. Talking with your residents will give you the insight of how they want to live - but remember - they always will be tougher than you may want to be. The important thing is to have a finished product that will allow you to fill and retain while consistently presenting an attractive community. That means you cannot be so restrictive that no one can live under the Guidelines, or you will not fill. You must write them in such a way they can be enforced or you will not maintain the appearance and aesthetic quality of your community. By the same token, since the Guidelines set the tone and atmosphere, you don't want to constantly be changing them because you remember something else you forgot. So, to make them comprehensive right out of the box is also important. One of the best ways to do this is to order my $25 handbook entitled "Guidelines for Living." This publication lays out over 55 different areas where you may want to think about establishing some parameters. How do you get rules & reulations from other MHP's? The only way I could think of would be to pretend I'am interested in moving in their park. Or do they share this info with you just for the asking?
I contacted MHCO in Oregon about writing rules and formatiing them in a nice presentation and they suggested I contact a management company in that they sometimes do this for a fee. Is this a way to go. I do not feel a real comfort level with doing it on my own and I feel very stressed knowing this has to be done. The last time the rules were updated was in Oct 99. I just purchased the park & didn't feel real comfortable with some of the rules as written and some of the rules that I felt should be covered were not. What should I do? is a management company the way to go??

Most of the time communities will share their Guidelines. Are you a member of MHCO? There are a lot of benefits for members if you are, and the ability to talk with other members is a big one! Georgia Gibson and Chuck Carpenter are wonderful people and should be a big help to you.
