fee for selling homes

I have read through the threads here and Chrissy's other web sight and like the idea of incentives for references from current homeowners. Aside from incentives such as that what is the current structue and fee for home sales? Based on your experience would you offer a salary, a percent of the selling cost or a combination of the 2. Thank you for suggestions.
Paul.

Most retailers pay 2-3% of the gross selling price. Some pay a salary, some pay only a draw which is then deducted from the selling price. Some retailers who are involved with a community pay a flat fee per home. No matter how you structure it, the sales person has to earn enough to live without bankrupting you and the sales person needs to be able to earn more for selling more.
