want's their land deals not a community, any ideas

How wonderful to hear from you! I know it has been ages since I've seen you! I spend so much time on the road, Woody makes me show my driver's license sometimes when I get home just to make sure it's really me! hehe
How to fill a community? In Florida, that's a tough question. Watch your marketing - be sure you are advertising where your target market will see it. Play up resident referrals - that is your best, very best source of new residents. Even though communities represent easier, quicker sales for retailers, land/home packages are comparatively priced, and the retailers don't get stuck paying rent if the home is abandoned.
With the glut of repos on the market, it makes an attractive option if you purchase them at discounted rates and either sell them with outside financing, or lease them with an option to purchase - again, depending on your market.
Pay attention to appearance. Just because times are tough, don't get rid of the color at the entrance, and keep on top of Guideline violations in the community.
