Buying a NEW or used manufactured home

We presently have our house for sale with a contingency from another buyer trying to sell their house. Wondering about whether to buy a NEW or buy a used manufactured home north of Denton Texas on land? Are NEW manufactured homes (looking at Palm Harbor) prices can they be talked down at time of buying ?

Any insights on above would be greatly appreciated !

Hi Karl,

I'd say if the price is right on the used mobile and land, and its in good condition, go with that. It will be much less headaches for you. Prices on new mobiles are negotiable too. I went to a dealer who was closing and got a great deal because I bought thru them and did the set myself. Good Luck.

Why go used? In many states retailers and manufacturers have no obligation of making any corrections at all. Should you purchase a new home, both the manufacturer, retailer and now in most cases the installer are held accountable for any mistakes or corrections that need to be made.

Go new, but be careful who you purchase it from. Check with the better buisness bureau in your area or just ask around.

Lots of reasons to go with used. The home is already on the property and all set up. Possibly less expensive than purchasing new. You don't have to go through the hassle of ordering, land prep, set up, etc. Quicker to move into a used one. If you have it inspected by an engineer who specializes in MH (and you definately should) you can avoid purchasing one with major problems.

Reasons for buying new are you can get one with the options and floor plan you want. It is a brand new home and carries a manufactures warantee.

Weather you buy used or new you should get some of the books advertised on this site. They will provide you with a lot of information about what to look for in a quality home and can save you a lot of money and heartache.
