OMG I'm so mad!

Ok - I was going to deal w/a mortgage broker I kinda know that lives out of town from me. Home center salesperson kept on me about it's easier if they do it, blah blah blah...so I told him run the numbers and let me see what they are before I decide. I told him I want to go FHA due to a couple medical bills that I know FHA will ignore. Told him I was also going to see about down payment assistance through the FL Housing Org - was told by him they only do modular. I double checked w/the FL Housing - was told that they do help w/manufactured - as long as they're put on permanent foundation as approved by FHA. (It has been 15 days since he pulled my credit onsite at the home center when I gave him my ok - a tri-merge or any other pull has not been done since). I had signed contract last week for land - gives me 15 days to do soil tests, etc - tomorrow is 7 days - no credit pull has been done for financing at all. I feel like he's pushing it to the limit so that I won't have any choice but to go w/whoever he chooses on financing cause I won't have time to get soil tests, etc done.

Also - he tells me last week that they're getting conflicting answers on the FL housing dpa issue, so we're going w/Ameridreams and just finance that into my loan - uh - NO - you've already got my 3% figured in for FHA down payment that I'll be putting down - why would I want to finance in more money and pay on it for 30 yrs???? So that ticked me off.

Just talked to the finance guy today - he's going to take my stuff home tonight and have an answer for me tomorrow. I feel like they should have had financing set by now - salesman did the buyer's order on the 15th - financing in the amount of land we thought I'd pay - he could have run the numbers, then if something changed, went back and re-did it, but at least I'd know I had financing so when the contract on land was signed, everything could move along.

In the meantime, I've called the salesperson's boss - he's supposed to go get my file, review it and call me back - I told him I don't know if I'm getting the run around cause I'm female or if he thinks I'm uneducated about the process, but I'm highly irritated right now. If I don't have solid numbers in front of me by noon tomorrow so I can make a decision, I'm finding a different dealer. It's a shame too, cause this is a HOM dealership. But there are plenty more within a couple hours of here.

Ok - while typing this, bossman called back - supposedly they'll have an answer for me around lunch tomorrow...I told him I'm about ready to find another dealer. He said he appreciated me calling him first. We'll se ehow much I'm appreciated...I'm sure my salesperson will hold this against me every chance he gets...oh well - he shouldn't be giving me the run around...

am I being reasonable...or should I be expecting less than I do????

Relax..the process takes lots of time..your salesperson has not done you a good service by not explaining the process and the time involved..From what you have said..once an approval is had..usually days in the making not hours...all required documents will have to be processed and reviewed by the underwriter...Once that is done..an appraisal..title search..and probably a survey will be ordered..These will take about 4 weeks..Once these are ready most lenders need another week to process the closing documents then they do a construction close...Often there is a separate approval process for this as well...

Have patience...keep in touch with the dealer and demand information on your progress...Good Luck...
