Rent, How much?

Post by Gerry Handley » Wed Apr 13, 2005 4:53 pm

My Husband and I are hoping to move south to Fl. and know very little about manufactured homes. We visited a few 55+ communities last month and think that is the thing for us. We were however surprised by the "rent" of the lots. For one it was $299 and the other was $650. The lower was in a much less desirable area. We are surprised that there is rent at all and had assumed that we could purchase home AND lot together. Any suggestions or help from anyone would be appreciated. Are these amounts for rent normal? Is there an option to purchase home and lot? We are hoping to be in east or west coast, gulf coast area would be our ideal. We would prefer not to be in central Florida. Is our dreaming a possibility? Thanks for any help!

Thanks,

"dreaming and needing to get otta this cold"

I Am not an expert but I lived in a Manufactured home in sofla for a wile - In Palmbeach county you will find better prices than broward or dade. The 299 is low and 650 is nuts - 350 is about right for 55 + comm. in a nice area of Palm Beach

Avoid Deerfield.

you said.."surprised that there is rent at all and had assumed that we could purchase home AND lot together. Any suggestions or "...these homes are independent of the land...park rent covers tons of services and community featrures..such as the pool...tennis courts...shuffle board courts...Bochie ball playing areas street lights security in many parks..Berfroe the [park can rent you anything..They have to offer you a prospectus which lists all features and services offered...Read it an understand what you are paying for..You are buying a lifestyle as well as a place to put your home...Investigage the park by talking to current residents...Good Luck

Rent in Clearwater area ranges from $375 to $425 including maintenace fee. Shares in parks(+55) range from $20-$35'000 and maintenance fee run $100-$140.
Parks that sell lots(real estate) are extremely rare in that area

Hi there, I just saw this forum and thought I'd jump in with my 2 cents. Very definately like the rest of the nation, appreciation is on the rise. We're seeing increases this year that double the last several years.

You mentioned the Gulf Coast, have you checked out Spring Hill, Hernando county. I've lived here ten years, enjoy the gulf breezes and have affordable living compared to other areas in Florida.

Our weather here is much more pleasant than further south. If you're looking for a manufactured home in a community let me know, I'll get you some info. Will you be a "Snow Bird"? I look forward to hearing from you. Rita

I have lived in NYC all my life and knew absolutely nothing about manufactured home communities when I moved my parents down to Deerfield Beach, Fl. a year and a half ago. We searched a few communities in Davie but decided on a Park in Deerfield Beach probably because it was close to where my daughter resides. My parents have been very happy there. I was curious as to your ending comment - "avoid Deerfield". Could you please elaborate? Thanks.
