Too Many Land Leased Parks!

Why are there too many land leased Community Parks? Especially in Florida?
No offense but I can't understand why would anyone want to pay mortgage on a home and pay rent to put it on someone's land or lot.

Are there any community in which the home and the lot comes together and is owned by the homeowner? I'm looking for a community like that in Central Florida. I do not want a land leased community. I want to own my own lot with house. Please send me some website links or other information. Thanks!

They make sense for people like us, who at the time didn't have money for a big down-payment or good enough credit for a large mortgage. It was much better than the apartments we'd been living in, and it was a chance to put part of our money towards something we owned, and establish better credit for the next few years.

Land/lease communities are a well established way of life in Florida...Many offer way more extras that no subdivision can offer...club houses..pools..tennis..some have golf courses..even shuffleboard...

There are many areas in Central Florida that sell land...to find subdivisions..I would be talking to dealers in the area...check real estate listings in the area...actually drive around...There are many places to buy your own land in Central Florida...

I just bought a home in a land-lease community. But my fiance and I are young and it was a forclosure so the chances of us being able to resell it for more than we paid are much higher. And, it's so close to Disney that you can see the fireworks from the front yard. So the location is convinient. Plus the amenities of the community are much better than any other community I have looked at whether it's manufactured homes or block homes. It has a pool, a playground, large 1/4 acre lots, and I am about 40 ft on either side from my neighbor. Some of the block built houses in Kissimmee are much closer than that.

Anyway, the point is that we are young (only 21) and were fortunate enough to be able to buy a home instead of renting an apartment for a few years. It's something that we will live in for the next 2 years, build credit and establish ourselves, and then move on to bigger and better things. There are so many people in the Central Florida area that are renting apartments or paying someone else's mortgage that we figured we might as well put our money into something that is ours. And that we can call home...
