I need some advice. Today my fiance and I found a beautiful home that is for sale in a park in Florida, called The Ridge...very close to Disney World. Anyway, they are asking $85k for it. It's on an oversized corner lot facing the pool and the playground. It has built in shelving and entertainment center in the living room, a garden tub, a garage, and a front porch...it's also a 3/2 with about 1600 sq ft of living space. Is this a good deal?? I am trying to get a few opinions. I believe it is a Nobility and it was built in 1999. The park is up-scale with a sherriffs office right on site...according to the salesman, the only reason it isn't a 5 star park is because it doesn't have a golf course. In fact, the park itself is only 5 years old. The home is in beautiful condition with all of the upgrades available for the home.
1. Does this seem like a fair price? Also, the seller is willing to go for 3 years with only $99 lot rent a month.
2. Does this seem like I will be able to resell it as long as it is still in good condition?
3. Will I be able to wallpaper, paint, change the carpet, countertops...ect. just like a site built home?
4. What sorts of financing is available? My fiance and I don't have the best credit, but we were able to get financing for a conventional mortgage. It will be our first home, and we were wondering what sorts of financing is available for this? We will be going to see the salesman tomorrow and hopefully be able to sign a contract because we have been looking, and this far surpasses any site built home we have looked at.
