Newbie with lots of questions

Hi

Let me first say I am so pleased that I found this board. I have just recently within the past three months or so decided to buy a mobile home. I have been looking on line mostly at different style plans and am looking to purchase a double or triple wide home approx 32' x 72', space is very important to me. I live in NY and just recently visited Future Mobile homes. I sorta fell in love with two of the models there. The Thomasville which is a huge home that has three bedrooms and a large family room. The other one was the La Bella Cucina there kitchen is to die for. All the appliances are stainless steel. The sink is in the island there is an electric counter cooktop, in wall stove and microwave as well as a double door refrigerator. This one is also three bedrooms with a family room off the kitchen. The cost for them both is $82,999.
The Bella is a little smaller than the Thomasville but the price includes that fabu kitchen.

Here are a few things I am wondering about.

1. Would I be able to ask them to add two rooms on to these existing plans? The Bella's master bedroom is very small and my bedroom set would never fit so I was considering having a room added on to it so that the existing bedroom would be considered the retreat for the master bedroom instead of the main room. I could also use more closet space. In addition to that extra room I wanted to add combined small hallway and seperate room right of the living room for a dinning room. I entertain alot and have a big family so I will need a seperate room for that instead of just a dining area off the livingroom.

2. Would I be able to attach a garage to the home. I was thinking of something that would connect the family room so that I could go directly from the garage to the house without going back outside.

I considered just having the home set on a basement, they said they could do this and having the master bedroom and dinning room placed down there but this would make the other two bedrooms smaller than they already are. Plus I am not sure which would be cheaper to do. The basement or just adding on to the existing plan.

The plan is to buy the land (God help me with land prices in NY, of cours I am considering land in NJ and PA also) and eventually have a stick built home that I designed placed on the property. I considered renting or leasing a lot space but I am not thrilled with the way they place the homes on the lot and am not to keen on having rules about what I can and cannot do once I have stop renting and bought my home.

My third question is, if I decided to go against the home being set on a basement what type of foundation will provide the proper structure as well as provide me with a home that doesn't scream mobile home? Something that will give the appearance of stick built.?

Last and final question does anyone know of a company that has triple wide homes available for viewing in the NY, NJ, PA area. I would like to visit one of those before I actually decide on which one to purchase. So far the kitchen in the La Bella has it in the lead. I have plenty of time to make decisions as I am not planning on actually making the purchase for at least a year from now. I figure it would be wise to take my time and get as much info as I can first.

Sorry one more question. Would it be simpler to request that the company providing the home change the exterior I do not want siding and to change the windows. I would like to replace some of them with bay windows or just have that done after it has been placed on the land by other companies?

As long as you are just moving interior walls, and they aren't load bearing, you shouldn't have too much difficulty in having the floor plan slightly changed. Beyond that, you may need to find a manufacturer that offers more custom floor plans.

For the garage, whether you can attach it or not depends on your local zoning and planning board. Garages are required to have a fire rated wall between them and any living space. The exterior wall of a mobile home would not qualify as a fire rated wall unless it was built as such.

Basements aren't cheap.
A "pit set" would bring the home a little closer to ground level.
As far as the foundation, each home has specific requirements, which are then modified based on your soil type.

As for siding and windows, if you don't want siding or windows, what do you want? :)

I tried to find pictures of the home models you listed, but nothing showed up on yahoo.

Keep in mind that a 32x76 is actually only about 29.5x76, and could be even smaller (29.5 x 72 or even 70), depending on if they are counting the tounge or not.

If you wait a year, the models you are looking at now may no longer be available, and you will have to start your search over again.

I still haven't been able to locate the La Bella Cucina plan anywhere. It's and L shape. As for the windows. I do want them just would prefer bay style.
