Well we have once and for all decided on a maufactured home. Im so excited! So my question is this.
to pay someone to do credit repair or to have the mortgage co. do it?
now let me give you a little back ground-
a little over 2 yrs ago we filed for bk7 due to major problems with our stick-built home(it was basically falling apart builder built home on something called expansive soil-long ugly story).
now our credit report is full of wrong stuff that should have been included in the bk I do not feel qualified to tackle the dispute process my self. So do you think that I would get a better interest rate by allowing the manufactured home in house financing people to do the credit repairs or would it be better to pay an outside person to do it and then being able to walk in to the sales office with a much better fico score? The charge for the credit repair is somewhere around $500-650 This will just be that much less that we will have for a down payment.
I hope that I have been clear enough for you to understand my question:-)

Sorry for your "major problems with our stick-built home"..some times here all you hear is manufactured homes have problems..stick builts never do..I know better..

If you have reestablished yourself..with good rent record..good payment records on everything..including utilities, car note, car insurance..on and on..you will qualify..
It is not uncommon for there to be many errors in files of those with bankruptcies...Mortgage companies are well suited to take care of these..all the need is full copies your ALL your bankruptcy forms (all 30 or so pages)...If you do not have them..your attorney should..or you can get copies from the courts..If all the bad stuff is from the bk..then the lender will have NO problem with the loan..Hopefully you do not have NEW bad credit no associated with the bk..If not you are home free..

Credit repair firms don't do anything for you. All they do is take your money and laugh at you for believe that they work some magic and all of sudden make your credit look better.

One more question We have not bought anything with credit for a while. I have read that it might be a good idea to finance something, I dont like the idea of going into even more debt but I understand that we need to prove that we can make regular payments on something?
Is there like a mortgage consoltation service or something? I know I cant be the only person out there with these kind of questions.

There is more than one finance plan that will give you credit for the bills that you have in normal living...FHA and some conventional finance will look at your payment records on rent...utilities (electric, phone, cell phone, car insurance, water, garbage service..)...even things like regularly paid daycare...They will want 3 or 4 references with 12 months of recent experience and NO 30 day lates..It is best to save all your bills..pay by check and save all canceled checks or bank statements as proof of pay...They will not accept receipts, pay letters from individuals..money order reciepts...
Just document everything you do for a while..all will be well...after you get the home...you will have more credit offers than you can possibly pay back..
