OK here goes if all you can afford is a trailor than thats fine buy a trailor.But for those of you who try and say that trailors are built better than a stick built or even close are out of your minds.Come on 2x8 floor joist thats a joke.A stick built house has 2x10 floor joist at least.Most trailors only have 2x6 anyways.Most also have only 2x3 interior wall studs every 24 inches.Some trailors only have 1x3's.Ok answer this why doesnt your better built trailors have attics.I can tell you why. The ceiling couldnt hold a hundred pounds.YEA that sounds like quality construction allright.Everything about these trailors is of less quality.WINDOWS,DOORS,CABINETS,TRIM,BATHTUBS,SIDEING,RECEPTICALS,DUCTWORK,EVERYTHING- NO IF ANDS OR BUTS ABOUT IT.Have you every seen anderson windows in a trailor of course not.Everyone knows you get what you pay for.The reason your trailor cost less per square foot is because its made up of cheaper products not because its built in a factory.Look at a true modular house the prices are almost identical to site built.Why? these houses are built with better quality materials than any trailor.Ive even seen wall studs in these trailors made up of scrap pieces of wood sometime as small as 3 or 4 inches all glued together.Im not trying to hurt anyones feelings with this post but damn be honest about what your selling.For those of you that can only afford this type of house fine enjoy your home.Its yours thats what matters its still better than renting. DONT REMOVE THIS POST.IF YOUR AN HONEST MAN YOU WONT. I REALLY WOULD LIKE TO SEE YOUR RESPONCE. LIES LIES LIES JUST TO MAKE A BUCK ITS JUST NOT RIGHT

The stick builders in my area - the good ones - are now using finger-jointed, kiln-dried 2x6. You can buy lower quality, indeed, but my house - at $45 a SF, including foundation - has general trade-quality stuff.

I don't know what ax you have to grind. I'm not in the business, but the quotes I was getting for site-built - I could get an ok deal on cookie-cutter - were astronomical by comparison.

jason, exactly which maufacturers of "trailors are you talking about? would you like to buy a "trailer " that has 2x10 floor joists, 2x6 exterior walls, 2x4 complete the rest of way , tongue and groove plywood floors, 1/2 inch sheetrock with tape and texture and all corners rounded, looks great that way, sprayed ceilings , double pane insulated windows, 6 panel doors , ceramic tile floors , 42 inch cabinets , top knotch faucets, etc. also option for hardi board siding and on standard osb underlayent on all siding , good cents enrgy insualtion , chice of floor or ceiling vents, plus whatever other options you may want. i can tell you exactly where to get one of these trailers, and now concerning stick built are you really wanting to say just becausea home is stick built it is perfect? if so have you ever watched one of these cookie cutter stck built subdivisions go up? well better yet, want to bet i cant take you to one in hilton head sc where 1400 sq. ft. sticks builts on a 40x 90 lot that sell for 168,000 dollars have interiors walls 24 inch on center with 3/8 sheetrock . believe it or not some "trailers" made today can put a stick built to shame. and there are some modulars that do stick builts even worse. a customer can get as much or as little as he wants or can afford. you cant lyump all "TRAILERS" together no mor than you lump all cars together. same with stick builts , with either above you get what you pay for. if you want champagne on a beer budget aint gonna happen, if you want rolls royce for a hyundai price , aint gonna happen, you want the taj mahal for a suburb price aint gonna happen. if for some reason you have tried to buy a low end fleetwood and expected it to be comparable with a stick built yeah youre nuts , but if want a top of the line built to a dca spec that is better than stick built than can happen. the fact remains remains you can get a factory built home that is equal to and it most cases would be superior to a stick built homeand you can get it for less than a stick built. that is a fact. now that on frame house with the 2x10 and such you want me to tell you where to get it? and by the way that is standard construction for this plant , not a special order, let me know

I'M ON CHASE'S SIDE!!!!!!!!! ...and Jason the reason they can be built cheaper is the Quantity (not reduced quality) the materials are purchsed in ..and YES some doubles DO have attic access....oh and who ever said anderson was the "best" only the most advertised.....but with all that said I had rather live beside someone in 1969 "trailer" than have a peckerhead that thinks just becuse someone lives in a manufactured home they are beneath another....and if the truth be known...you probably JUST bought a "stickbuilt" after living in a "TRAILER"

the house described is palm harbor from plant city,fl. , you can also spec the 2x10 and 2x6 walls at other locations as well. they will do a dca on just about every model they build

I hate to burst your bubble Jason, but you are obviously not very well educated
about today's manufactured homes.

I am building a stick home at this time, and the stuff that the builders try to
get away with is ridiculous. You have to stay on top of them every single day.

The materials that go into the manufactured homes that I would have purchased
probably exceed the materials on my stick built in a lot of aspects.

After doing a lot of research in the area of MH's, my wife and I decided to build
stick, using a lot of ideas from our research. The result has been a home that
is not unlike a doublewide, but has the room of one. Most stick builts that are
comparibly priced to an MH have very small rooms.

Either way you go, you best have it together when you specify what you want.

Sticks for some, and Manufactured for others.

Just don't put down someone who wants to own a quality home because you
think MH's are "trailors" (sic.)

JohnnyJ, then why did you decide on a stick built house, if mh is "quality"? I'm not doubting the quality, but am curious on your decision.

Big problem I know: Finding quality set crews here in IL, seems like there aren't any (my dealer wont tell me at least, and I cant find any on the net), and a bad set w/ good house is still a bad house. Of course, we lost out and need to find someone else to fix some support issues.

I researched for almost 24 months before making a decision on wheather to buy stick built, or manufactured. I toured the Palm Harbor plant to see how the homes were built. I visited several "high end" stick builts under construction. I compared apples to apples.

I make a nice living, I have an MBA, and am going for my masters in business . I'm an educated man...your mindset is stuck in the time of yesteryear when trailers were just that...and were held togther with 1 bys and glue. Thats changed.

After considerable research I decided to go with a Palm Harbor manufactured.
CONSTRUCTION: 2x6 ext studs, 2x4 int, 2x8 joist....all #1 lumber, all on 16" centers.
3/4" T&G plywood subfloor. Full OSB wrap.12' cathedral ceilings (textured), Energy-Star rated. 1/2" sheetrock taped and textured throughout.Etc..

NICEITYS: Riverrock stone fireplace. Glamour bath. Berber carpeting (small upgrade). Mud/laundry room. Dishwasher, standup freezer, side by side with icemaker,water in door. etc...

COMPARISON: I will not even begin to go into how much better this is built than the stick-builts I looked at. There is no comparison!

Manufactured homes for the most part...I know this is true of the Palm Harbors are built inside out of the weather....ever seen what cold and rain can do to common lumber..studs,subfloor etc...in a stick built...I have.

The base price on my home was 69K...and thats with the upgrades. My 2170 sq ft 4 Bedroom,3 full bath, huge kitchen,sitting room,living room,office...is sitting on 2.5 acres of land that I found and financed with the home...the total price, $119,000 incld. land improvements....the price of a stick built "low end" on a lot 135,000 with much lesser construction, and none of the afore-mentioned perks..so call me trailer trash cause Im laughing all the way to the bank ;)
