MH financing

I'm told that you can't get financing on MH's over a certain age. Do any of you know what that is in CA or what the going rate is for interest on ones you can get financing on?
I'm just now starting to look at them in 55+ parks and need all the help I can get.

The year 1976 is when new HUD protocols were put into effect. So post 76 is a good guideline, although older ones can be financed, usually at higher interest rates and far more hassle. Double check any info, including this.
