We were interested in purchasing our first home and went to a local, smalltown dealer. They offered Xavier & 4 Seasons homes. We were quoted $93,000 for a 4 bed Xavier on 3 acres ( 2330 sq.ft.-includes appliances & glamour bath) This is all new to us so I was just wondering if anyone could offer any feedback on these types of homes. Never heard of this brand....
When shopping already placed homes as this is...the most important thing is location and neighborhood...

Is this where you want to live...go to work...raise your children..develope relations with the neighbors???

How does this price and home compare with others in the neighborhood...say with in 3 to 5 miles...check with real estate pros in the area...check the price of bare land, improvements and home...

Buying a home is the 3rd biggest decision in your life..(marrage partner first..having children second)...It is not easy..takes effort to be sure you are full filling your needs at a price you can afford...Remember you are about to commit 25 to 40% of all your future income for the next 30 years...Big step..

That is what these boards are all about...the more information you can get..the better chance you will have to make a good decision...and be proud of your home..go on with life and enjoy your future...That is the goal..Come back here often..ask often..The only dumb question is the one you do not ask...Good Luck

I happen to carry Four seasons homes on my sales lot and think that they are a very good quality home. I went and toured the Xavier plant and they seem to have a fairly good operation. I already have five different manufacturers on my sales lots so i didn't feel the need to add them. They have nice big windows and wide open floor plans. The only caution that I might throw your way is that they are a "fairly" new manufacturer so there may be a few kinks in their after the sale service. They preached to us at the plant that they have the best service policy out there, so if they stand by that then you may be purchasing a wonderful home. I don't know where you are located, but here in PA I could never sell that big of a home on a piece of land for that price. That home alone (from the sq footage you gave) would probably sell for approximately $75,000 just for the house on my sales lot. Sounds to me like you may be getting a pretty good deal. Good luck!

Looks like typical, run of the mill HUD Code from looking at their web site (Xavier).
What is the sub flooring, the roof truss spacing, the floor joist spacing. These MHs are not built like some stick built homes are built. Find out what you are getting for your money. A price on the size with acreage may be important, but how long your home will hold up depends on the quality of materials and workmanship. HUD Code is a minimum standard for MHs.
