basement-furnace, water heater

Had this question on another forum and wasn't getting any response.Perhaps someone here has some experience in this matter.
Just beginning to look into MF homes so i have some real basic questions. Since the MF home is all self contained on one floor how do people go about living in the basement as far as heat and hot-water go? I had looked at modular home before and know that they put the furnace and water heater in the basement, but we are hoping to save money by going with a sectional over a basement. I wouldn't want to pay double for another furnace or water heater. Thanks for any help.
