Senior Parks/Fleetwood

I will be purchasing a new home. Problem is that in order to place the home in a senior park in my area (North SF Bay, California) I have to purchase a Fleetwood home as they are the only dealership who will actually purchase and remove an existing home and place a new home on the lot. There are no senior parks with space available. Since I have to purchase a Fleetwood, does anyone have suggestions as to the best upgrades? I plan to pay cash, so financing is not a problem but I want to spend my money wisely, not on fluff! Thanks for any info you can provide.
