How to Haggle on Price

I know I've read somewhere (either in Randy's book or on this website) that a buyer should be able to get 10% or so shaved off the quoted price of a manufactured home, but how do I do this? Do I just say, "Hey, I don't want to pay $70,000, but I WILL pay $63,000" - or "How can I get this price more in line with my budget?" - or "I saw a Homestead that was just as nice for $63,000, so I think I'll buy it instead of this," or "I really don't like this house all that much - but maybe if the price was lower....." or, last but not least " You want HOW MUCH?! For THAT tacky thing? You've GOT to be kidding!" (ha ha!)

I can haggle with the best of them on used cars and yard sale items, but I don't know how to do it on a house.

Also, would it be unreasonable to expect them to throw in a washer and dryer it fhey won't come down on the price? And what about decks? How do I negotiate a bigger deck for no additional cost?

I'd like some suggestions from the experts on this website or from home-owners who have done this.

Okay, Rachel (Threnody) - I know you've probably just moved in to your Powerhouse and you're busy as a bee getting settled, but give me some tips on chiseling the price down on a manufactured home. I know you got a great deal on yours but did you pay the first price they quoted?

We went throught the same thing. We sat down with 5 different dealers gave them all the same upgrades and options we wanted. Each dealer provided us with thier home price and upgrade option costs. When we decided on a dealer based on reputation and the fact that they were the "contractor" meaning if something went wrong I could deal directly with them and they would have to take care of the problem without telling me that "someone else did THAT work", we provided them with a price comparison from the other dealers (without names of the dealers) and asked them to lower thier price. Which they did happily knowing this would mean making the sale.
This has been a long process. We starting looking in May and are now waiting for our loan approval. Don't be afraid to ask for what you want, you just might get it.
