I have been offered a deal to take over payments on a mobile home in a park in So. CA. I live in this same area allready in a one Bedroom apt that costs almost $1000 plus utilities.
The space rent where this mobile home sits costs $700/mo at this time. I don't have all the details yet but think this may be the reason for the offer. A person on a fixed income can't afford space rent that keeps going up.
My question is, is $700 excessive for this area? average? How often do park owners raised the rent and is Huntington Beach a bad area? I wasn't thinking about a mobile home until now so can't remember details in newspaper a few months ago about this very issue. Can someone help?
I am to pay the owner X amount of dollars for the trailer and pay $700 for the space. Is this even legal? How do I protect myself on a deal like this? I think I should get a home inspection done. Do I need an apparaisal also? How do I make sure the payments I am making will actually purchase the home in my name?
Can a mibile home owner sell their trailer and move out, letting someone new move in without the approval of the park owner?
