I have found a 20 acre parcel that is what I have been looking for! The owner has (so far) few restrictions except the house must be at least 1400 sq. ft (mine will be 2065) and "no mobiles". So, what is considered a 'mobile'? Is a 2065 doublewide a mobile? It will be on a full permanent foundation and I'm not planning on hitching it up to my Honda and take down the road in a few years. And as a poster further down said any house can be moved. I remember when I was a kid, someone moved a two story with attic house two blocks down the road. What a site!!

This type of deed restriction is very common...but very hard to define..You should contact a real estate attorney in your area, who might be familier with court cases in your state..

By federal definition...you would be buying a manufactured home..A "mobile home" was built before the HUD code in 1976...Some states have adopted the same definition..Some have not..

Deed restrictions have nothing to do with the building inspector..They are not enforced by the government..They can only be enforced by the original developer, or ajoining property owner and in some states by anyone in the subdivision..This enforcement takes the form a civil action in which the complaintant is asking the court to order you to move the home...If you put the home there...you may very well have to defend yourself in court....That is why you should get advice before you go forward..
