Mobile HOme Subdivisions
I'd like an expert opinion on the wisdom of buying a lot in a subdivision being developed specifically for manufactured homes. With regard to appreciation or depreciation - assuming that everybody keeps their houses in good condition - is a manufactured home going to appreciate more or LESS being grouped in with the same kind of housing? Or - to put it another way - is a manufactured home more likely to appreciate when it's placed in an area with site-built homes?

Appreciation and depreciation is all location...It is an old rule in the real estate industry...that new subdivsions are not a good place to invest until they have sold out about 75% of the lots...Then one can see how the neighborhood is shaping up and what the future might hold,,,
If the covenants are enforced (usually they are not) and folks have pride in their homes...They will do well....but you will not know the character of a subdivsion until most of it is sold out..
