question about realtor fee

I'm in the process of researching different parks to place a mobile home in. One park, in Cold Spring, NY is somehow connected tto a realtor told my husband that there would be a 10% non-refundable fee. This doesn'tsound right to me. What if my loan falls
through? The realtor keeps my deposit? And why should the realtor even be involved when a) I found the park myself while
driving through the neighborhood, and b) I'm not purchasing the land, I'm renting from a park, and I know which
manufacturer/retailer I want to buy direct from.

Not sure what the 10% fee is for, other than a charge for locating your home in that MH park. You might check with your city's Real Estate Association or your state's Real Estate Commission and discuss this with them. In my opinion, I would pass this park by, unless it totally fits your needs. There should be other MH parks who do not charge such a fee.
