First home buyer and financing ??

Hi, I have property in Virginia that I'd like to put a modular home on. I am 23, with little credit and a sin gle parent, Are you aware of any special programs that might help me buy my first home. If I went the conventional way, do you have any mortgage companies that you can referr me to that offer financing with the best terms and contracts? Also are there any modular home manufacturers that you can referr me to near Virginia that might help keep my cost down? I am a carpenter, have skills to do some finishing work if that might help me get a lower purchase price.... I think I want to stay away from a construction loan, and get a mortgage for the land, water - sewage connection and modular... any of your thoughts and-or suggestions are very welcomed.

Your first goal is to find a lender that will work with you. Until that happens your out of luck. There are a number of lenders on-line. The link above is just one of many available. There is a glut of manufactured homes on the market in your area. A repo may be a good choice for you.
