What is the normal life expectancy of mobile home type trailers?

New ones, 50 year design life. It's very dependent on proper maintenance, as with any home.

When I have referred to the "manufactured" home as a mobile home or a trailer, I am repeatedly corrected by sales people and builders of conventional homes. They tell me there are "differences" in quality. Still only a 50 year life span? A home built in the conventional way has more than a 50 year span, or nobody has ever addressed that issue. However, over time I would expect to sell the home for more than I paid for it, with normal upkeep of course.
