Does any one know the about enviction of non payment dwellers?
We onw a RV Park and moble home park, We sent out payment reminders, That bal on lots due by such and such dates, No responce, Legally can we have their campers, moble homes removed at their expense? With out getting in trouble with the law,???? Trying to save money with out contacting a lawyer....
A park said told us its your park you can do what ever is necessary,,,,,,,,
Any advice would be appreciated,,,

IN, and every state has statutes regarding exactly what the LL's rights are in evicting MHP tenants, that must be followed, or the LL/MHP is in trouble.
There are LOTS of law web sites, where the reader can quickly find his/her own state's laws. I frequently just go to search engine (e.g. Gooogle, etc.), put in Law and OH and Mobile Homes and in minutes am looking at the OH MH statutes.

Seems there is a whole new landlord law as of July1, 2002

There are scores of listings on the state site...Go there and search on the word lanlord...If you are in the rental business...you need to be sure you understand you rights and resposibilities under the law..penalties for failure to comply with some section of the law..can be sever..

Well I got legal advice,,, Send a reg. letter, Waite 30 days, Add on the strorage and late fees, If not paid ,,, Get ahold of the Sherriff and a huge wrecker, Pull the ole thing away,,,,,,,,, RIP___ or one may put a lean on it and get a title and sell it!!!!--This will take 60-90 days---------

I tried the eviction notice bit. Would you believe they paid the night BEFORE they were to go to court, for non payment of rent.
Sent a registered/certified letter, THEY REFUSED TO PICK THEM (2) UP. I got both of them back and even had to sign for one of the letters that came back.

If they refuse to pick up a registered letter, can they avoid what's in it? Or does refusal count in some way?

You can still throw them out, Show the reg letter with the dates,,, And away they go,,,, ( Court ) We put 200.00 late fees, Storage fees, They were behind 39 days ,,,, Court said give them 30 days to vacate- We waited no payment or arrangements were even tried,,, S0 35 days we called a toter and a dumpster, Had it removed,,,,, They were drunks , But when they came here clean ,neat real great people, Then after 2 yrs. They must have had demons get into them LOL!!!!!
And our lawyer said get a sighned contract with your renters, Then is easier and cheaper to get them out,,,,,
