I'm considering purchase of a 1979 Guerdon manufactured home. I'd like to know how long these homes can be expected to last. This is installed on a 433 foundation and appears to have been well maintained. I have not had it inspected yet. It's been in a mild climate (California) with some freezing temps but no snow. On walk through it has new wood floors but the carpeted areas don't feel perfectly level in all spots. I welcome any advice on this one!

What part of CA? There's a huge difference between redwood country and the desert!
I gave up on CA myself.

Mac,
This is at Clearlake in northern CA. The home is situated on a slight slop, on a concrete foundation, metal skirting. It's on a .20 acre. Looks well maintained. Only thing I noticed is that on walking across the floor, it doesn't feel all exactly the same level and they recently installed a hardwood floor.
Basically whatever move I make, I cannot afford extensive repairs, that's why I'm trying to find out as much as possible about this older Guerdon.
I had given up on California, looking in Utah. Although I hate to leave California, it seems that might be the better move to get into a newer home rather than take the risk to stay here.
