Ive purchased two acres of land in Quinlan Texas. My plan is to put a double wide home on it. My question is what are the steps in doing so. As far as I know, there has never been improvements. I will have to have the electricity, water, sewer (aerobic system), road, telephone. Of course i will have to have the land leveled.
What are the steps I need to take. From what I understand, there cannot be an address for the property until the road is paved. Ok, thats the first thing, but then what? The foundation? the septic? etc.. Please help me.

Is there roadway access now to any edge of the property?
I'd say, the first thing you need to do is pay a visit to the local zoning and planing board. make sure your plot is zone for manufactured housing (it probably is, but it pays to be sure, and have it in writing).
Having all the utilities ran, especially if there is not immediate access, is going to be expensive.
You don't have to have the entire 2 acres leveled (obviously) just a decent amount for the home and an access road. The zoning and planing office can tell you what that must be.

Your best move at this point is to shop the local market for a manufactured home and dealer that you are comfortable with. Every local area of the country has different standards and procedures that MH installations must meet. Let the dealer handle the site preparation and installation of the utilities and home. Yikes....find out how much power and water will be. If it's to the lot line, you're fine, if not, it'll be pricey.

How do I find a list of Manufactured homes?? Not trailers. Houses that nare usually built in a factory. Wood structure, plasterboard walls. No wheels except those deliver to a building site ?????????

You need to find out about the manufactured homes that are available in your area. Some brands are nationally available, some are not. Here is a good article on the Top 25 brands, which is a good place to start:
