My husband and I are considering purchasing a manufactured home v. a modular. We are told there is little difference in quality between the two....As we research, we are finding out that the financing will be difficult-we are putting the home on a basement and own the land it wil be going on....that we will pay a higher interest rate, that homeowners ins. will be higher, that everything in the transaction has to be scrutinized by us to protect ourselves and I have read horror stories regarding the quality of these homes. This is a home we plan on retiring in and we are needing some feedback from others who have purchased manufactured homes that will either confirm our fears or dissolve them.
We are living in west central Missouri and are considering a home from Redman homes.

For the most part a manufactured home provides more home for the money because of the way the are made. Just like a site built home you have to do your homework to protect yourself but you can get a very nice home for a lot less per square foot with a MH. Most modular homes are built by MH builders just not on a frame so the difference in quality is slight. You will pay a higher interest rate on a MH by about 1/2% and some insurance companies either won't insure MH or they charge a premium. With a MH you are dependent on a good dealer and set up crew. If you were having a house built you would look at the contractors work, check out his references and do your homework. With a MH you will have to do the same thing and check out the company as well as the dealer. You have two manufacturers in Missouri who build nice MH, Fuqua near Columbia and Patriot near Sikeston, you should visit their plants before you make a decision and that may make you feel better about your decision. I have a 1976 MH that is less trouble than my brick primary home so you can get a good home and have few problems if you look around and do your homework.

Knowledge is power. Read the books and do the research. I left a custom built home in Boston with all the bells and whistles to my MH. Love my MH and would do it again. I have friends that were building their dream home while mine was being set up on my new property in Vermont. They had more problems with their house than I had with mine. You might have to work out a few kinks, but that would be the case in any home.
