Hi,

I am looking at land that has an existing single wide mobile home. Can you answer some questions for me? 1) Could I remove the mobile home and use the septic/well as hook up for a new manufactured home? 2) Would a financial institution finance this and ignore the mobile home (i.e. finance land, home and whatever else needed to be done)?

I am an underwriter for a major financial institution and the single-wide would have to be removed before your loan could fund.

Our dealership often take trades in situations like this...trade the single..arrange for a mortgage for the new home and land...all done smoothly..

As far as the septic is concerned..this is a question for the local health department..often they have to be updated or changed because the rules have changed in many areas in the last few years...

You should have all of the particulars available and go forward just like any purchase...Most dealers should be able to do this...If they seem like they do not know how..they little about their businbess and you want to move on anyway..
