would like to know the difference between a modular built home and a manufactured home. we are looking at a modular unit in an over 55 comunity. i am not sure as to where to find info on such properties. any hellp would be appreciated.

A manufactured home is a home certified to have been built to the HUD code requirements...It is inspected in the plant by HUD contacted inspectors..It can be titled and sold independent of the land it is on..They can be finance independent of the land....Often state tax a manufactured home as personal property...Most states now allow manufactured homes to become part of the real estate they sit on and taxed as such..
Warranty is mandated by the HUD code and there is a mechanism to enforce warranty performance in the case of substancial defects..
Modular homes are built to a state building code (there are many model codes used for this in the country) and inspected by state building inspectors....Often states have cooperative aggreemenst with neighboring states to allow home from neighboring states to be accepted...These home do not have a title and are only sold tied to real estate....These homes are always taxed and financed as real estate..Warranty requirements and enforcement vary by state....
The codes are quite different...The HUD code is a performance code...it requires the home meet minimum performance benchmarks....how it does this is not part of the code..Modular codes are specific codes that detail each and every detail of construction...If the detail does not preform the builder is not liable because the code made the error...
Many builders of manufactured homes also build modular versions that might not be at all different....Some modulars can be quite excentric and complicated...others can be very basic..An example of a very basic modular is a portable classroom....Usually metal exterior, panaled walls, 7 foot cieling, very plain...
Quality manufactured homes tend to be somewhat less expensive than similar modulars...if for no other reason most manufactured home plants build many more homes and can save money because of volumn....
