Hi all!
Once again thanks for all the help! So far we have looked at Solitaire (great construction, but too plain), Patriot (Wonderful home, but too pricey for our budget), Karsten (also wonderful, but too expensive) and Palm Harbor. Central TX area.
We think we have deceided on a Palm Harbor that is a little over 2000 sq. ft. 3/B, 3B w/2 living areas, tape & textured walls through the house except guest bedrooms, 2x6 exterior walls, plywood floors, R30 ceiling, R18 walls and floor, 1/4 in. sheetrock, AC & setup for around $67K.
Is this a good deal?? Or could we get the same quality home w/the same features through another manufacturer???
We have looked at so many of these we think our head is going to explode!
I hate to pay that much for a mobile home, but finding a used or repo house w/the type of construction upgrades we want would be impossible.

That comes out to $33.50 per foot. If you figure new construction is $65-$100 per foot than it is a great price. As to it being a "mobile" it only is if you want it to be, mine happens to be a house and it is a 76 true mobile. Could you have gotten a less expensive home, sure Solitaire is less expensive but you didn't like them. Sounds like you got a nice house that you like at a fair price now you just need to make it your home.
We are looking at a new MH to replace ours and I cringe at the price of a Karsten, which is what we like, but when I look at building the price seems to look good.

In 1996, my now "X" and I bought a brand new factory built Palm Harbor. 3 bedroom, 2 bath, 2 living areas. 2240 sq ft. Tape and textured through out, 2x6 walls, highest roof insulation, bay window in morning room and dining room, jacuzzi bath in master, and built in China hutch in dining room. We paid $82,000 in Dallas, TX. That price did not include the 1/2 acre lot we bought for $17,000.
From what you posted you seem to have gotten a better deal. I always felt we paid too much for our home and when I had the opportunity to get out from under it I did with delight. I lived in it for 3 years and we only had one problem with the shower in the master bath. Something broke and water started to leak within the interior wall. It was still under warrenty when it happened. We called and they gladly came out and fixed it in a timely manner and with no problem.
We currently live in a 1989 Oak Creek that we have remodled and love it, but are relocating soon with my DH's new job. We are looking at Solitare and Champion for our new home and having a hard time deciding. Good luck with your new home.

If the PH sales person was honest..he/she would admit this new 2004 is NOT at all the same home you bought in 1996....Prices have NOT gone down in these years...only less built homes..

My reply was to KVR's accertion that you got a better price than she/he got in 1996....I was pointing out that the home you are looking at is NOT the same home she bought in '96...Construction specs have changed a lot...far less home now than in 96..

Since the home you are looking at to buy and the home I actually purchased is not the same exact home, its not a fair comparision.
Can you contact another dealership that sells Palm Harbors give them the same floor plan and the same specs and see what price they come up with? It might be a better way to determine if your paying to much or getting a good deal.
We finally decided on the Champion home (actually we found out its a Redman sold under the Champion name) Anyway, there are 2 dealers within our area about 45 minutes apart that sell this home. We are working with both and whoever gives us the better price we will purchase from them.

Make sure it is including everything,( setup,delivery) .
Sounds like a great price to me.
Palm Harbor is a great home, make sure you get the highers insulation possibly,
get the upgrade windows.

You know, it's bad enough you get bombarded by sales people the minute you step onto the lot of a mobile home dealer, sometimes so much so you begin to think buying a car is much more enjoyable, but to be stalked by dealers and sales people that feel compelled to give a page long testimony on here is just too much!!!
I was looking for honest opionions from people that had delt with Palm Harbor, not a Palm Harbor Sales Rep!!! If I wanted to hear another sales pitch I could have visited the Palm Harbor website and read the same thing, only professionally written.
Guess we're just to our boiling point of trying to sort out all the fact from fiction that's out there, w/out having the one place we have found to be truly helpful invaded!
