AMENITIES IN 0VER 55 COMMUNITY

We live in an over-55 community on Long Island, NY which is lease held land. It appears that the owners of the land are encroaching on our amenities bit by bit. It was advertized that we have a club house, sauna, gym/exercise room, wood shop, pool etc. The wood shop, gym & pool are locked and opened at the convenience of the General Manager. The sauna does not work and it has been stated that the older people cann't use it anyway so it will not be fixed. Now we are told that if we have group get togethers in the club house one person must sign personally for all attending the party that no one will drink alcohol. On order to get a waiver it is expected that one person will go to their homeowner's insurance company and get extra insurance up to $1,000,000. I do not know of any insurance company that will insure anyone off of the person's residence. I guess my question is if you can point us in the direction of any assistance to deal with the issue we are facing? Any response will be greatly appreciated.
