Resale of a manufactured home is similar to a stick built home...
When sold with desirable location..they appreciate just as any home in the same location...
In the case of selling the home without the land...home only to be moved...Manufactured homes do MUCH better than stick homes...Stick built homes are lucky to recover any of their selling price...manufactured home usually will recover about 60% of their selling price...
Concluesion...manufactured home resale values are as good or better than stick built homes..

I am sure it depends on where you live, but around our area - central to north central, resale on a MH is awful. Even if it has land. We can do basments here and that adds to the value and usually then they are considered the same as a stick built home. But a stick built will usually always gain, unless of you don't take care of it or the market is awful.
I am trying to decide what would be best for our family right now. We were going to build a house, but really can't see spending 250 G's on a floor plan that we aren't in love with. So for the money, we are looking into Manfactured or Modular. This seems to be a good website for learning.

There is a stigma to manufactured housing (mobile) that keeps them from appreciating at the same rate as a stick built home. Unless other land is not available you will not see the the kind of gains that you will see in a site built. The price of a new MH has not increased at near the rate as a stick built so you can put a new MH on a lot today for roughly the same price as two years ago. My lake house, which is a DW, has appreciated very little where my primary home has appreciated 26% in the same period of time. It seems that the only real appreciation on a MH is the land not the home. IMHO if you are looking at a home as an investment than a site built is a better way to go but you will pay $65-$100 per square foot.
You can get more home for the money with a MH and pay $30-$45 per square foot but. I would assume that modular would have better appreciation that a "mobile" but I don't have any experience with them. I am looking at new DW but see keeping it for a long time so appreciation is not much of a consideration.

Actually...it is only the location of the land that has caused your stick home to appreciate as much as it has..
By the way..stick home can lose value too...Right now Uncle Sam is worried about the inevitable rise in mortgage interest...Since housing is one of the most leveraged investments in the counrty..higher rates will directly effect the resale value in the future...Right now..deflation of this sort is the worst fear of the FED and other macro economists...Do not say it cannot happen...Check out what happened to real estate in Japan...The bubble burst..the government is offering money at negative interest rates...but they have not been able to stop the real estate bust...bankruptcy every where..

The same thing has happened in the US just not to the degree it is happening in Japan. The left coast has had more swings than a poor golfer. My point being if you take two identical size homes one MH and one site built next door to each other the site built will appreciate at a greater rate than the MH because of the stigma associated with MH. We have friends three friends that are looking for lake homes and when the go to look it is "it was nice but we don't want a trailor". I am a believer in the industry and feel it is the only way to provide adaquate housing in the future that people can afford but in todays market there is still the Bill Clinton belief of trailor trash. If this stigma is not real than why do so many zoning regs restrict MH. The downturn in the industry is a good thing, unless you make your living there, because the best will survive and it weeds out the true trash in the industry which in the long run is good for everyone.

Manufactured home business is national, statewide and regional in nature...NOT LOCAL...
The stick builders are basically local in nature...They live in, work in, spend money in and vote in 1 county...mostly...
Our industry..dealers are regional in nature..delivering homes into a 200 mile circle...Many counties..often more than 1 state...The manufacturers deliver into many states...And the big ones think nationally..
Our problem is that all zoning id local in nature...Mr. Builder spends money and time working his favorite elected local folks...We spend out money and time on Congress and State legislatures...There we have been very successful...Congress has prempted the states from changing the HUD code...Many..actually most states require regional planners not to ban manufactured homes in the whole area...Unfortunately zoning itself is run by the local counties and cities...Mr.Builder knows for sure...He is in trouble if we can compete head up...
The new national push in the industry..is to get local builders involved in the industry...Get them to design, build and market manufactured home subdivision...It is hard for some of us to accept...bring the "enemy" into the fold..but bigger minds than mine are working on this push and it is working in some areas..

My 2 years experience suggest that mobiles depreciate DRAMATICALLY...
just like the (new) car which you title identically - completely unlike a stick built
