New to This. Renovations

Hi. I purchased a 1999 double wide that has vaulted ceilings in the living room. The exterior has been fully bricked. I want to add faux beams to the ceiling and change out some light fixtures in the kitchen. The surface of the ceilings is a type of popcorn and it seems very lightweight. It feels as though it would possibly crumble with any popcorn removal. Is this typical. Can I work around it or does it need to be replaced. Also if I want to find studs to hang things on the wall is this done differently than with a typical site built house. IE is the framing steel instead of wood. Really just want to understand what I am working with before I start. Thanks in advance
