Well like Dan said this is not an aol chat room, and giving marital advice IS innapropriate. If I was 41 instead of 21 maybe my questions would have gotten answered? This is the "first time home buyers" forum, and it's description says:

But I have not received "peace of mind" about buying a MH house, all I received was marriage counseling from people who know nothing about me or my relationship. Maybe I should have worded my first post differently, but I dont think anything I wrote would have changed the replies I received, unless I omitted our ages.
I will post my original questions again:
Can someone tell me good MH dealers in my area. (North Orange County)
Will every dealer help me to find land or do I have to find it myself?
Do a lot of dealers give loans with no down payments?

There is financing source on this site which I used it is the dealer finance list. I called all and the easiest one to work with was northstar financial out of AZ. we were able to put no money down as long as we had a 85/100 Loan to value. Someone in So Cal will have to help you with the dealer. You will want to get a realtor to find land as I am sure the dealer will take his cut if you use him. For ideas about nice manufacturers I would buy randy's comparison guide. this may also help convince the husband it is legitimate housing.

Isn't your fiance making assumptions about people based on the kind of housing they live in?
You know, political correctness has gone too far. We ALL make assumptions based on race and gender - that's why demographics are so important to marketing people. Whether we like it or not, you CAN make VALID assumptions about groups of people based on different criteria. I'm sure there's a profile for the manufactured home buyer. For example - I would assume that the vast majority of that group is made up of whites - not blacks, although this may be changing.
Maybe one of the forum moderators could confirm this.
Remember this - stereotypes have their basis in FACT. The Irish drunk, for instance. HEY, everybody - don't start pummeling me - I'm Irish, so I can say this.
I'd like to expand on this theme - but it's already 8:22 a.m. and I haven't had my morning beer yet.

I do not know about the race of the average buyer in the US...but here in the South buyer are very multicultural...black, hispanic, caucasion and asian...Even a few American Indians (of course we are now calling them Native Americans)...
One thing for sure in the SE...no matter what race..manufactured home buyers smoke cigarettes...seems the vast majoristy of the sales persons and customers smoke..Have no idea why this is...

That cartoon was pretty funny, even to my hubby. He's not white he's hispanic, I'm white though. Neither one of us smokes cigarettes either. And yes I know we all make assumptions and sterotypes, I just meant you shouldn't assume Im not ready to buy a house just because I'm young.

Having gone to the website and the cartoon titled, "White Trash Christmas", I just wonder Why is it perfectly all right to caste a certain group in a negative light, but not okay to say anything critical about other groups? If that cartoon had been entitled, "Blacks in the Ghetto Xmas" or "Wetbacks' Christmas' - everybody would be up in arms!
Can anybody explain that to me?

And in light of thel negative image people have of manufactured home-owners, we really need to fight political correctness which is nothing more than censorship! If the manufactured housing industry could overcome that negative picture created in most people's minds, think how many more houses they could sell!

But I know, I know - we're supposed to sugar coat and tolerate everything these days and I'm just terribly out of step because I can't imagine two people getting it on under Mom and Dad's roof. That's not acceptable in the circles I move in and never will be. And if you have a daughter- I'll bet you'll feel the same way. (Hi, Dan, I'm Jack and I'm gonna sleep with your daughter here tonight...........)
