My lender told me the same thing about FHA, She said it was made for people like us, great credit, not alot of money for a down, and higher debt ratios (high car payment). Others say with a score of 750 we are stupid to go with fha. Anyway, Ive been in touch with another contractor, he is going to get a bid to me this week. The clock is ticking and rates are going up, this process...just to get an estimate from these people has taken well over a month.
I know its just the beginning of this process, there will be more snags along the way. Oh BOY!

in oregon ive seen site work for a home to be set on concrete runners go for anywhere from $8000-$17,000. id get another bid. if your dealer is doing the finacing, you may be getting screwed. of course i dont know what area of the country your talking about or what things go for near you.if you deal with a reputable contractor he will be familiar with what is required, typically from what ive seen, dealers dont care how the home is set up. they get their check the day the home is delivered. whether the home is set up or not they still get paid. it is the contractor whos interest in getting paid prompts him to do the job so that it will pass lender requirements. he gets paid when the home is finaled. so this is where doing your homework in selecting a contractor is vital. also in oregon the manufactured home building code is avail in PDF. format for download. the code is law and required to be availible to you generally without cost from your local or state building department. if you want to act as your own contractor you can but again i would look for someone who does this all the time and check out the last 3 jobs he did to see if his customers are happy. prior planning prevents p poor performance! dont be axious about anything!

to all ;wooden foundations are totaly not within the southern standard building code (update ) If you live in the southern reigion of the U S under this code inforcement wood foundations have been otlawed for any kind of purpouse other than building itself all footers have too be concrete and then it haves to be wraped in visqueen (plastic too keep frooom awickinng effect all manned homes FHA VA HUD are subject too specifict guide lines in this provision CHECK YOUR AREA you live in and above all with installation crews ask too see thier lisences maKE SHURE THEY SHOOT BENCH MARKS OR AT LEAST THE ROAD you should be at least 18 too 24" above the crown of the road be stern about this do not be afriad to ask questions its your money make these people adhere to the codes they are there for your protection
