goregous property with manufactured house in shambles.

My husband and I recently looked at a 5 yr old manufactured house on 1.75 acres. We love the location, but the house was involved in a foreclosure, and it has a number of physical problems, including cracked sinks, cracked floor tiles, raising linoleum, and other problems.
Would the manufacturer (I think it was Cousin Gary's) have a warranty to cover problems like this? Would any warranty carry over to new owners?
What would you suggest we do?

Your talking about a repo... you buy them where is as is...get a great low price in exchange for making it the way you would like it yourself.. It sounds like mostly cosmetic work that needs to be done

I have been buying repos for 20 years and have done very well renovating them and reselling them... The home I live in was a government repo that we purchased for less then five percent of what it is worth today ...negotiate hard, get ready to fix it up... dont count on any warranty as they most often only cover construction defects for the original buyer..

Thank you for give us an advice.

If we decide to buy that house, will we find the contractor from the manufactured housing business? Or regular experienced contractor to hire for renovating?

This house has 3 sections. My husband is concerned about the roof-pitch or load may too low for the weight of snow. We are not sure. He think about having roof will be replacement to prevent collapsing. we are not sure. we live in california and will be retired to move up north of calif.-mount shasta county. during the winter season, there is snowing.Also, there is no garage attached or detached. What we can do as my husband is willing to have a two car garage to build? The original buyer had the deck building out front of the house which was supposed to be a garage attaching. we rather move the deck from the front to the back of the house.

What do you think?

See if you can find a manufactured housing contractor who has the experience to make the home exactly what you want it to be.

As far as the roof see the free article Time to do something about your Roof ? You have a lot of choices today

Building on a garage should be no problem.. if your thinking of attaching it see Sealing an Addition

Hi,
Thank you for telling us more details. I am apology for bother asking you too much.
My husband and I just talked, I mean just talked about this shambled home.He
said, he wish to get those home will be torn down and rebuild whatever we want in our dream, because we love that location. We both know that won't happen.
We found out that 2003 manufactured multisection house,Skyline is came from Woodland, Ca.as an original buyer bought this from. I heard Woodland manufactured home business is getting bad. Is that true?
Is that possible to tear that house down even though they are repo?
We are not sure what we do yet. we have a long condsidering carefully to choose orlet go of it as we will continue to find other the property that would be a similiar to that location but no house. My husband's feeling as those goregous property connect him as he likes it so much.
Please let us know.

Ask all the questions you want that is what these forums are for...Skyline or Woodland will NOT warranty any items except for the original owners..As David said all repos are sold AS IS..You might want to invest a few hundred in a professional home inspector and get a full report of all items that will have to be repaired...I would expect they will confirm that the roof has the strength for the snow load in your area...The roof strength will be on the HUD label on the wall or in a cabinet in the home...I would expect the roof is fine for the area..Get a home inspector..Tearing down a 5 year old triple section would Be silly..Replacement costs for this home would be well over $100,000...I do not know about you but this is not that kind of money I like to put in the trash..When reconditioned and if cared for this home will serve your needs for at least 50 more years..

Get a home inspector, find a contractor and GO FOR IT...
