value of 1972 MH
Can anyone tell me what I should pay for a 1972, 14x76 metal on metal that is in OK shape. It needs work but is livable and not very nice to look at.

Well, I live in a 1972 SW/MH. It too is not great too look at but the inside was completely rebuilt before I bought it. 2 years ago I paid 30,000 for it plus 1 acre of land. So, too my best ability I only paid about 3,000 for the home as land around here goes for about 25 to 30 grand.

I would say that without land, if you pay more than 5,000 you're not getting a good deal.  Price also depends on location of the home, both where in the US and how it relates to a city, I.e. in the city, in the country.

Thank You Mark, This MH has not been remodeled so I think that maybe 2000.00 for it would be a good offer. The guy selling it said"make me an offer" so maybe I`ll start lower but 2000.00 would be top offer from me.  It`s a neat old MH , lots of built in furniture, even a bar. It`s for sell to be moved. Thank You Tracy.  The MH is for sale to be moved and it`s in south Texas. Between the two replies I got, I feel safe offering 2000.00 or less.  I hope I get it, I really kind of like the old thing.  Chuck

Remember it will cost about $1500 to move...most importantly you better check with the rules where you want to put it...Many governments do not allow the use of a home this age...prior to the HUD code...few parks will allow this type of home....Good Luck
