Relocated What to do with MH

Post by LSOwen » Mon Jul 28, 2003 4:28 pm

We have relocated to Alaska from Georgia. Our home is still in Ga. I would think it would be too costly to move the home to Alaska. It is a single wide, 1997 16x80. We had little time to plan before moving. We love our home, but must think cost effective. For now we are continuing to pay the mortgage and lot payments. I am aslo assuming it would be difficult to sell it, for I have a 30 year mortgage on it and have only had it since December 1997.

We will not be able to move back to Ga for another 5-7 years. If we cannot sell it, we will move back reagardless of weather we wish to stay here in Alaska or not.
What are our options other than continue the payments and paying a caretaker for the upkeep for the next 5-7 years? Is it feasable to move it to AK? Is there a chance we could sell it for the amount owed on the mortgage?

Thank You

You cannot move this home to AK...First it actually does not meet the code required in the state...insulation, roof structure and the like..second the cost would be huge...Example...when we as a dealer pay a plant to move a 16x80 250 miles it costs about $1000 including permits and escorts....This is only transportation costs...not any breakdown or reset costs..

You are right selling will be costly...Right now is not the best time to try to sell in a park...reposessions are all around at very low prices...You would have to compete with them...Not knowing the details on your home...balance of the loan..your loses from the payoff could easily be many thousnads and even then would take months to sell..

Have you considered leasing..assuming the park will let you..most will now because they have lots of empty spaces and do not want to lose your space rental fees.....The best way would be through a local leasing agent in the area where you live..After costs..you should be able to recover most of your payments and lot rent...Just be sure you agent is very porfessional and does good backround checks of your clients..

Even this will incur risk..the home will have wear and tear and maintenence costs....

You will have to consider the losses as a cost of moving...

Thank You Murray for your imput. I seem to have come to the same conclusions. Leasing it crossed our minds, but if we are to return to live in it, we do not want the home to be used by strangers who would most likely trash it.
If we cannot be rid of it without incurring huge losses, then we shall have to return to Ga, regardless of wether we want to stay in Alaska or not, after the contract is over.

I guess our only solution is to keep it and keep paying on it, or let it get repossesed, which really does not solve anything and would ruin my credit.

Thanks again for your thoughts

Not all renter trash the properties they live in...Actually only a few are bad apples....That is why I mentioned a professional rental agent...most are careful with their clients property and check renters quite well...

Good Luck in the land of the Polar Bears...
