Lease price

I shop around for mobile home in So. CA. I have ask one park manager about the lease price. They said the rent will increase every year 4.0% for tern lease 5-10 years. Is this the rule for all other park? Is The space rent not stay? Maybe add up another $500 in in the end of lease. Can someone give me some advise. Thank you
