i recently purchased a mobile home in a park in hemet,ca. my mom passed away and my brothers and i are selling her home which is now in escrow. my share of the sale will be appx 189,000.00 which along with my other incomes gave copies to park mgr when i went to apply. my income shows 4xs the amt of space rent as is. while filling out app i mentioned that i had been talking to financial advisors so i would not only more income but hopefully investmernts would grow. I mentioned that one broker said he could probably get me around 675.00 a month in income if i went with one of his plans, i told her that after we were moved and settled i would read over his proposal again plus i wanted to call different cos. so i would be sure.
Mgr said to go ahead and add it to my app. i questioned it because i wasnt getting it yet and certainly could show no proof. she said show it as future income.
like an idiot i did. May 7th on a fri. morn we got a call to say we were approved. she said she would let escrow know and ready lease agreement for me to sign.
Tues. may 11th i called escrow to make sure she had called they verified she had but was asked to fax the approval in writing. she said it would be done ASAP. here it was almost 3 days later and no fax. they told me they couldnt get her at park because it was closed i told escrow i had park managers co (owners) PH # and would call. when i called a few moments later i asked one of the owners if they would mind faxing my letter of approval to escrow that mgr hadnt sent it and they needed it at escrow co. she then informed me she would send letter only if i took my money and invested it and had broker give me a letter saying i was getting that amt.
I then related what I had told her mgr and that i had no intentions of making a rushed investment. my realtor then called them and was told we had to do this before approval within 7-10 days.
My realtor told her if it would make a difference i wanted to pay a yrs rent in advance and was told they dont do that.
I am at my wits end if i give in to them i will have to close escrow on moms house first rush and invest my mom's hard earned money she left for us and wait to see if we were accepted. in the mean time i would have to rent from new owners moms house at over 100.00 a day. other option would be to stay with in laws but then i would have to movers for 2 moves instead of one.
this is ridiculous. i am paying cash for mobile home
also they never called my x landlords for referrals so this weekend i asked them to send one for me in which they were glad to do. we lived there 11 yrs and at last we pd 700.00 a mo and never was a day late.

can you please advise me on this dilemna, can they verbally one day approve you then a couple days later when we are in the 12th hr so to speak decide there is conditions
i cant believe 189,000.00 in my bank acct isnt enough to satisfy them

Donna,
this is just my opinion...but....they are the ones losing, and yes i have seen this before, if you can work things in your favor for a little bit,( as for living arangements) i would tell them , that if this is a problem , keep the home, and you can go elsewhere .....if you really like the home ..NEVER LET THEM KNOW IT....as you said 189k in the bank will do lots of talking.....heck I might would sell you my place for that...lol!

Now the park owners are acting like the manager real cocky! I have been mislead by the mgr on several occassions and down right lied too. my realtors have even called the owners and been hung up on when asked for reason of delay. i lov the home i was so lucky to find it. its an older one but very well made. cathedral ceilings, fireplace, jets in the tub, huge counter space lots of cabinets built in wall hutch, combo oven and microwave, brand new central air and even a 2 yr old swamp cooler. A massive 1535 sq ft. does anyone know how much it would cost to be moved. by the way i am now looking for a lawyer who will take my case on a contingency basis,

Are you sure you want to live in this place, or will you have a "sour"attitude from the way these people have treated you? Think about it.

I had problems with my MH community when I bought a different home within the community; primarily customer service issues caused by poor training of onsite staff, I felt. I threatened small claims court and did all the research and assembled all the paperwork. Over a weekend, I decided what I really wanted/needed were two apologies: one apology from the poorly-trained manager who mishandled my paperwork, and another apology from the supervisor that "turned her loose" without the proper training. I got them, and things have been fine, since.

Your situation goes above and beyond this, I think. I would honestly consider whether you really want to live there. You certainly will be able to find another home. Good luck to you!
