My husband owns the homes (7) and land of a MHC. We have tried to carefully screen tenants, but are having chronic problems. The property is out on the edge of town--quite isolated. I do not live there. Many tenants destroy the homes, must be evicted for non-payment, and steal window AC units. I would like to change to a situation in which we sell the homes and rent space. Can you recommend any literature on managing MHC where the homes are owned, not rented. Also, I would like your suggestions on how to owner-finance these homes and require that they remain on site until paid. I have mortage software that I use for houses we have bought, fixed-up, and owner-financed. We have rental houses in town and have no problem with those tenants.
