I do not have very good credit, first off... my score is about 560.
I have found a GREAT manufactured house, that is the perfect price and area for me. I am selling my house in a divorce and am trying to find a home for me and my children.
What I'm finding is that it is VERY difficult to find a loan for a Manufactured Home in California. The home I want is on permanent foundation, wouldn't that make a difference? I am willing to put about 20% down on it, trying to make up for the not-so-decent credit issue, does anyone know of a lender that is sensitive to these types of problems? That could possibly help?

You sure should be able to. You're talking about a conventional loan, and the house is on a permanent foundation, so it's real estate, and the loan is like any other home loan. There are lenders at every risk level - I'm not sure where 560 is on the FICO chart - but if you look around, they should not be hard to find. First, try meeting with a local banker just to learn about the process and ask some advice. They may not be able to write a loan, but they usually have good contacts with brokers who will.
