MH Pricing ?

My wife and I have been thinking purchasing a MH. We've noticed some with the new, higher roof. Is this an expensive option? About how much more would this cost? Also our budget is in the $50,000 range. We're looking for a home with 3 bedrooms and a study/retreat - maybe around 1600 sq. ft. Will we have to sacrifice some options in order to keep a home of this size in our price range.

Most homes are built with a 3x12 roof (means it goes up 3 ft for every 12 feet it covers across the floor)...Some of the cheaper models are 2.5 x12...

A 4x12 option if it is available is fairly cheap..usually less than a $1000...Most of that because of the higher freight for the taller structure..

5x12 and 7x12 are hinged roofs...They will cost 3 to 5 thousand more depending on the manufacturer and dealer...The set up of the home cost more as well as the option from the factory...

I have sold some of these...but I have never seen a discussion about the durablitity of the hinges and their installation technics......Candidly..years ago we used to sell homes with 3 foot overhangs that were hinged and they all had major trouble...That is why you do not see them anymore...Also...we used to sell the Magnolia Home which was a fold up doublewide (folded into a single section.)..They also used the piano hinge and most of these had trouble as well..That said..this was years ago...I hope the technology has improved...but..I have never seen any good discussion of this topic...Maybe others here will opine..

Can't you recognize spam when you see it...This person is here trying to sell..on this information board..I..also am a dealer in GA...but I think that this site if for information...not sales..

If I want advertising...I will pay the webmaster for his space and time..Please do not encourage spam on open public boards..

get all the options he would like. and as
far as advertising goes, you can pay for it
all you want, i have been in business for 13
years and never paid for it, i feel the best
advertisement i can have is word of mouth-
that comes from good prices, good service,
and ability not to degrade or assume. thanks so much for your response. i hope you do not
accuse your customers this way while trying to sell them a home.

I personally think you salepeople have a manual for you, that you use to make a sale.Then there is the one you use and show the customer to make a sale.Lots of things you are hopeing you never get asked about, because that prospect may go down the street to another dealer who has the same manual. The one they mass produce for all mh dealers.
