we are looking at a home 32x90. I have read your book and a couple others. we have focussed more on construction than cosmetics. we want 2x6 ext. walls, tape and texture, plywood floors, plywood backing ext walls, ect... my question is after having to option up to get this heavy construction, are we improving on the quality of the home and it's value? is the value on the constuction or the name of the manufacture itself? the brand is Gateway/Advantage.

If the MH you are buying is going to be part of a land/home package or set up on your own property, then these enhancements will definitely help the resale value of your MH.

If you are setting this MH on rented land, then the manufacturer takes on added importance, since the lenders will look to the NADA MH guide to establish value for lending. The enhancements will still add value, however, probably not a value equal to the options initial cost.

So what you're saying is, if you're putting your home on your own piece of land, it's not quite as important to get the "beefy" construction, as far as resale value goes? Your "land" is what helps raise the resale value, not nessasarily the house?

If the MH you are buying is going to be part of a land/home package or set up on your own property, then these BEEFY CONSTRUCTION enhancements WILL definitely HELP the resale value of your MH. They are MORE important when the MH is part of a land/home package or set on owned land. When the MH is set on rented land, they are less important options.

Hello Patrick,

Many people ask me, will my manufactured home appreciate in value like a site-built home? My answer is…yes but you need to do a few things first. Obviously the location is important, a quality neighborhood versus a run down neighborhood. Assuming the location is good, you need to include some features in your manufactured home. I mentioned earlier that the roof pitch was important. I would recommend a 4-12 pitch or steeper, this will give your manufactured home the residential look. Lap siding is not necessary but I feel it also will give your home the residential look. Quality construction is very important with the most insulation possible for your area. Solid wood cabinets and sheet rock through out is also very important.

Placing your home on a concrete foundation is crucial if you want your home to appreciate. Attached garages are a big plus and give your manufactured home the look of a site-built home. (My garage is not attached but it has the same siding and look of my manufactured home) Bottom line is… location, quality construction, concrete foundation and residential appeal. If you have these features in your manufactured home you will be able to sell your home years later and pocket the equity.
